The property in Croatia can be purchased both for investment and leasing out purposes. Below are some tips to keep in mind while investing in Croatian real estate to avoid negative purchasing experience:


Licensed Agents: Deal only with fully licensed real estate agents who offer you properties with clean titles as many foreigners have invested their hard earned money in recent years in properties which do not have clean title. The real estate market has now been regulated and agencies are now required to adhere to the code of conduct.


Legal support: Engage a good lawyer before investing in Croatian real estate for sale in Croatia as it is a complex transaction. Make sure the property has a plot number, the name of owner and clean ownership. Carefully study the property documents and ensure that property is free of any mortgage from the bank. If the property is clean without any loans then it will be marked as ‘Tereta Nema’.


Deal clarity: If the title deed is not clear then engage with your lawyer who can help you assess the likelihood of a sale. Make sure there are no nightclubs or noisy cafe bars which will open next door as they can depreciate your property value and it can be difficult to put it on rent.


Apartment segregation: Apartments are more preferred by property buyers in Croatia as they are easy to maintain and lease out. One major issue with Croatian apartments is known as ‘etaziranje’ or sub-division. Many apartment blocks are sold without being legally sub-divided into apartments. Therefore, mostly the buyer ends up with a share in the building rather than a proper legal apartment. Make sure you check the property documents and use the services of an real estate agency to be safe.


Property permits: The properties in Croatia usually have three permits. Location permission, building permit, and usage permit. It can be a problem for buyers wanting to rent them out. You have to be cautious about a land purchase as permits to build take time and are not straightforward. You must obtain a license to rent your property in Croatia which again is not a straightforward procedure. Make sure you use the services of a right agent and a good lawyer.
