Things you need to consider while buying property in Croatia

In the past two decades Croatia has become a popular destination for real estate investment by foreign nationals. There is a process that overseas investors must follow to buy their dream house in Croatia.

Like any other place, buying property in Croatia involves complex documentation, taxes, and other legalities. One must do thorough research and engage the services of a professional lawyer who can guide you about purchasing a home as a foreign buyer in Croatia.

Foreign investors who plan to buy a house for sale in Croatia must ensure that they get permission from the Ministry of Foreign Affairs if country they come from does not have reciprocity agreement with Croatia. It may take up to one year to get permission though in some cases the waiting period can be much lesser when you buy property from a domestic owner. The other option of buying real estate in Croatia is to register a company in Croatia to buy a house and pay extra fees for company which otherwise would not have to be paid. This option reduces the waiting time as you don’t need permission from the Ministry of External Affairs.

In cases without reciprocity agreement, to begin the process of buying your property in Croatia you must sign a reservation contract that ensures the house will be reserved in your name only. The second step is to sign a preliminary contract with the seller to gain permission as a foreigner to buy a house in Croatia. This contract usually comes with a 10% deposit. The third step is to sign a final contract and make final payment is made to the seller ensuring that the property is officially yours after getting it registered with the local Land Registry Office.

At this stage, you are required to pay property transfer taxes, registry fee and other smaller fees. Property prices in Croatia vary depending on which area you want to invest in. Real estate is expensive in the coastal and islands area as compared to continental towns and distant metropolitan areas. It is advisable to hire the services of a real estate agent to search the right property in Croatia which meets your expectations.
