Top reasons to purchase property in Split in Croatia

With the sun illuminating the sky and infinite blue sea dazzling on the shore, a perfect sun-kissed environment, need more hints? Croatia is the exotic location just a couple of hours away from major European capitals. The close vicinity to the capitals makes it a perfect weekend getaway. Right from rejuvenating nature to adrenaline rushing sports the country has it all.

Purchase property in Split Croatia

Now, that we have established Croatia’s potential, let's be practical. Let's see how you can invest your precious money on a Split Croatia real estate sector. You can earn quite some money by just sitting in one place by collecting rents. Here are some ways you can do that.

● Deal only with a licensed dealer, the market boom of 2004 came and went but left with everyone from cobbler to merchant becoming a property dealer. To get the best deal, beware of all the fake dealers and find a legitimate one, don’t be shy to ask for their license.

● First of all, contact a good lawyer, you might need some help on your way. Now, arguably the best piece of property is a flat. They are economical, easy to rent and maintain etc. But there is a problem with apartments in Croatia, apartments here are sold as sub-divisions. So, rather than getting a proper apartment you get a share in the building which can create a mess if not checked properly.

● Buying a land or Villa for sale in Split Croatia can be tricky. Building something would require loads of paperwork and government inspections. Again a decent dealer or lawyer can guide you well.

● Due to the lack of structure and informal nature of ex-Yugoslavian government, your deed’s title might not look clean and lack the grandparent’s names but that’s all right. A good lawyer will help you guide you through the sale and ensure the legitimacy of the documents.

● In such exotic locations, the number of accommodation is 4 times lesser than the number of nightclubs and bars, and to be honest you don’t want your private property near a club’s noise. There are some organizations which can help you with the neighborhood check.

● For construction on Croatian land, first you need the location information based on which a building permit is issued. Upon issuance of the building permit, before the use of the real estate, a use permit must be obtained. Some properties built after 1968, built on a building permit, do not have a valid usage permit, so they have not formally obtained a license for use. So, as a residential buyer you do not have a problem, but for people who want to do touristic rent of a property they must first get their usage permit.
