Costs you have to incur when buying real estate in Croatia
There are several factors to be taken into consideration while buying property in Croatia. When you engage a real estate agent in Croatia, he is expected to guide you through the purchasing process with transparency so that you don’t feel cheated at any point of time during the entire transaction.

The buyer is supposed to pay the Croatia real estate transfer tax which has been reduced from 4% to 3% with effect from January 1, 2019. The tax base is the market value of the property at the time of ownership transfer. The tax authority reserves the right to assess a different value if the property is sold well below the market price. This tax is payable by both domestic and foreign legal entities and individuals unless an international treaty provides otherwise.
The real estate agent usually charges a brokerage fee of 3% of the purchase price plus VAT at the current rate which comes to 3.75% of the real estate purchase price. It is recommended to hire the services of a professional lawyer while purchasing Croatian real estate for drafting the contract and checking the legalities of the documents. The cost of the lawyer varies and usually, you are required to pay approximately 1.5% of the property value plus Croatian VAT which adds up to 1.875% of the real estate purchase price.
In addition to the above costs, you are required to pay notary fees, land registry fees, and translation costs. Other expenses include an application for the OIB tax number and registration of utilities. The transfer of real estate ownership is subject to a transfer tax of 3% of the market value. Both Croatian nationals and foreign nationals are required to pay this tax. It does not apply in the case of new buildings, where VAT of 25% is applied. Lawyers usually charge legal fees of around 1% of the purchase value, while real estate agents charge a commission that is between 3 to 6 percent, paid by buyer and seller. The VAT is usually imposed on new properties and is paid by the seller who usually passes it on the buyer through an increased purchase price.
