The process of selling and buying real estate
Buying real estate should be understood as a serious process because for most people it represents a big investment, and as such they decide on this process once in their life time. In this text, we will discuss the stages related to the purchase of real estate from the very beginning, which is certainly the finding of a suitable real estate all the way to the end, that is, acquiring ownership of the real estate.

You can check the ownership of any real estate in the Republic of Croatia registered in the land registers on the cadastre websites of the Ministry of Justice and the State Geodetic Administration. However, if the real estate is still under construction, you must obtain a building permit or other legal act equivalent to a building permit from the investor. In addition to the building permit, it is necessary to inspect the use permit and view the main construction project. The title deed is also an important document that you should check before you decide to buy a property. Finally we come to the realization of the purchase. In order for the purchase of real estate to be realized, it is necessary to conclude a pre-contract or a contract on the purchase of real estate. A pre-contract is required if you are buying real estate using funds approved by the bank when taking out a dedicated loan. In addition to the information specified in the pre-contract, the contract also contains the date of the final handover of the property, the deadline for the previous owner's eviction. However, by signing the contract and paying the purchase price, you do not become the rightful owner.
Ownership of real estate is acquired by registration in the land register, and the proposal for registration of ownership rights is submitted to the land registry department of the competent municipal court according to the place where the real estate is located. In order for the registration in the land register to be valid, it is necessary to attach the real estate purchase agreement together with the tabular statement. A tabular declaration is a declaration by the previous owner, which allows the future owner to register ownership of the property without any future opposition. After the new owner establishes ownership of the property, it is necessary to transfer utilities to the new owner.
The last stage in this process is the payment of real estate sales tax. The real estate transaction tax is reported by the courts within their jurisdiction.
