Spacious agricultural land is located on the island of Žut, within the Kornati archipelago. Although it is part of the Kornati archipelago, the island of Žut is not part of a national park.
The land area is 281,800 m2, however there is an option to sell half of the land, the part that includes the bay for €600,000 and the other for €500,000
.
The land is formed so that it encompasses the northern and southern sides of the island, each with its own beauty and specificities.
The southern side of the land overlooks the Kornati National Park and contains a quiet bay protected from the south and bora winds. The northern side also has a bay protected from bora winds. Both bays are suitable for building moorings.
On the northern side there are olive groves, about 80 trees, and a traditional stone shepherd's cottage from an older date.
There is a possibility of obtaining a permit to build a family farm on this land.

The Kornati archipelago of Croatia, also known as the Stomorski islands, is located in the northern part of Dalmatia, south from Zadar and west from Šibenik, in the Šibenik-Knin county. With 35 kilometres length and 89 islands, some large, some small, in a sea area of about 320 square kilometres, the Kornati are the densest archipelago in the Mediterranean Sea. From northwest to southeast (from the island of Balabra to Samograd), and from northeast to southwest (from Gangarol to Mana) they stretch for 13 km. The name of the archipelago is the plural form of the name of the largest island, called Kornat.
