This beautifully renovated stone villa is located in the very center of Komiža, just a few steps from the waterfront, restaurants, cafes and all the amenities that this picturesque fishing village has to offer. Spread over three floors and offering approximately 330 m² of living space, the property combines the charm of traditional Dalmatian architecture with modern amenities necessary for comfortable living or a successful short-term tourist rental.

The ground floor comprises three independent studio apartments, each with its own bathroom. Conceived in a harmonious blend of exposed stone walls and contemporary design, they offer both style and intimacy. With separate entrances directly from the street or the nearby beach, the studios are ideal for guests or tourist rentals. A private inner courtyard connects them and provides an additional dose of privacy. The villa also boasts an excellent location, just a few minutes walk from the main square and the lively waterfront.

A spacious duplex apartment is located on the first and second floors. It consists of four bedrooms, each with its own bathroom, which guarantees complete privacy and comfort. The central part occupies a large open space that connects the modern kitchen, dining room and living room. Original wooden beams, elegant furniture and details inspired by island tradition create a warm and inviting atmosphere. From the living room, large glass doors lead to a 30 m² panoramic terrace, which offers a beautiful view of Komiža, the fishing port with boats, fairy-tale sunsets and the island of Biševo. Combined with the kitchen and living room, a spacious 60 m² is created, ideal for socializing and entertaining.

What makes this villa particularly valuable is its direct access to the beach - an exceptional privilege in the very center of the town. Whether you envision it as a family retreat or an investment with great rental potential, the property offers a unique opportunity to live by the sea, with everything Komiža has to offer: vibrant restaurants, charming cafes, cultural attractions and boat trips to nearby islands and the world-famous Blue Cave.

Fusing authentic Mediterranean character with modern comfort, the villa offers everything you need for unforgettable moments on one of the most beautiful islands in the Adriatic.

Komiža itself is a town steeped in fishing tradition, nestled at the foot of a hill, with narrow streets, stone houses and picturesque squares that exude a timeless charm. Along the harbor and waterfront, cafes and taverns line the waterfront, creating a distinctive Dalmatian atmosphere.

The area around Komiža is rich in stunning beaches. From the volcanic pebbles of Kamenica beach to the sandy coves of Gusarica, the crystal clear sea beckons you to relax and explore. Thanks to its western orientation, Komiža also offers some of the most beautiful sunsets in Croatia.

The port offers daily excursions to the Blue Cave on Biševo, one of the most famous natural phenomena in the Adriatic, as well as to Palagruža – the most remote Croatian island and a proud symbol of fishing tradition.

The villa has one owner, which guarantees a simple and secure transaction, and can be purchased privately, in co-ownership or through a locally established company.
