Few tips on documentation while buying real estate in Croatia
Once you decide to buy property in Croatia, it is recommended to make property visits and hire a good real estate agent and a qualified lawyer who can explain to you the documentation and guide you through the purchasing process. It usually takes three to four months for finalizing the property deal after the documents are carefully scrutinized by the concerned authorities. Initially, a contract agreement is signed between the buyer and the seller by making a payment of 10 per cent of the total value of the property. The buyer is required to submit the proof of citizenship with other documents, and the contract is registered by the Municipal Cadastral Department. On every property transaction, a transfer tax of 3% is applied, and in the case of newly built properties VAT is applicable. It is 25% of the total value of the property. The lawyer usually charges 1% as legal fees, and the real estate agent charges a commission of 3 to 6% of the property value.
