Importance of energy certificate

Energy certificate is a document that presents the energy performance of a building, the condition and efficiency of the energy system and the quality and properties of thermal insulation elements. Its primary purpose is to provide information to the owner, prospective buyer or user of the space about how much energy the building consumes and how much it should consume given its purpose.

From 2008, a certificate must be drawn up for all new buildings before putting them into use. For older buildings from July 2013 it is mandatory for all owners who sell the property.

Energy certificates are issued by authorized producers, who are entered in the Register of Persons Authorized for Energy Inspections and Energy Certification of Buildings. Authorization for energy audits is issued by the Ministry of Construction and Physical Planning.

The owner is obliged to obtain an energy certificate before selling the property and present it or hand it over to the buyer of the property.

Certification is a complex and very professional job. Prior to the issuance of the certificate, an energy audit of the building is performed, which may include control measurements, and an analysis of consumption and costs of all forms of energy, energy and water for the period of the previous three calendar years is mandatory.

Each building (business space for a company, apartment, house, apartment or studio) whose area exceeds 50 square meters and is offered for sale, rent or lease must have its own energy certificate that will be available to the buyer before concluding a contract of sale or lease.

The energy certificate of the building is valid for 10 years and the price of its production varies depending on the size of the property.

New buildings should have an energy certificate from the very beginning.

The issuance of a certificate for an individual apartment is financed by the owner from his own funds, but it can also be financed from reserve funds, which requires a majority decision of the co-owner and the reserve account has enough funds and no need for necessary interventions on the building.

The energy certificate is issued on the basis of an energy audit. Energy inspection for apartments and buildings up to 400 m2 is performed by one authorized person, while for all buildings larger than 400 m2 energy inspection is performed by 3 authorized persons of architecture / construction, mechanical and electrical engineering, in which case the certificate is issued by an authorized legal entity for complex systems.

The energy certificate without the number and signature of the authorized person is not valid.

The client is entitled to 2 copies of the energy certificate and 2 copies of the report on the conducted energy audit.
