This beautiful stone autochthonous house / villa, with swimming pool and view of Zadar area is situated in a beautiful location, only 200 meters from the beach, on Ugljan and is surrounded by Mediterranean vegetation.
It was built in a traditional Dalmatian style on a 574 m2 plot , and in the construction were used high quality materials with natural origin (the stone from the Zadar area and natural wood).
Stone house (residential building) consists of a basement and reduced floor, with a total area of 216.30 m2, and auxiliary building – garage gross building area of 29,25 m2.
The house is spread over three floors (basement, ground floor and first floor). In the basement there is a space intended for the wine cellar. The ground floor consists of hallway with staircase, living room, kitchen and dining room, a bathroom and a separate room that can be used for multiple purposes. The terrace is covered roof covering (Mediterranean tile) below which is a sound and thermal insulation 15 cm thick. There is an grill made of natural stones on the terrace. On the first flor two bedrooms and a bathroom are situated.
The concept of the house is subordinated to the minimum energy consumption for heating / cooling and the property has the highest standard of energy efficiency certificate. The walls of this stone property are of 25 cm brick block with 10 cm of thermal insulation and 15 cm of natural Dalmatian stone. The total wall thickness is 50 cm. Windows and doors with authentic shutters (blinds) are made of oak protected by a special coating (Austrian manufacturer ADLER), three-layer insulation glass 4 + 16 + 4 + 16 + 4 is intended for low energy houses with and are filled with gas. The floors are insulated with 10 cm of thermal insulation while heating and cooling is done through the heat pump and fan coil heater with very low power consumption, due to the quality of insulation of the house. High-quality insulation also contributes to a pleasant stay in the house during the summer, without using air conditioning. An uptake for fireplace wood burning stove or biomass was built-in.
In the house partition walls with finishing plaster and electrical installations are made, while the rest of the interior can be made, if desired, to the owners wishes, including exterior and horticulture.
New owner, if desired, can build an outdoor swimming pool. The opportunity that the future owner participates in completion of the property by his/hers wishes and needs, alone or in arrangement with the investor, was left intentionally.
