The land is located in a new area that is intended for development and landscaping, located outside the settlement in zone R1, i.e. in the zone for sports and recreational purposes, such as shops, catering facilities, outdoor pools, sanitary facilities, showers, cabins, basketball, small football, temporary assembly – dismantling buildings and canopies, and children’s playgrounds.

During the construction of the building, it is necessary to pay attention to the following conditions:

1. The minimum surface area is 1000 m2
2. The highest allowed building coefficient is kig=0.05
3. The highest allowable utilization coefficient is kis=0.05
4. The largest floor plan projection of an individual building can be a maximum of 50 m2
5. Terraces, canopies, awnings, swimming pools of up to 100 m2, parking lots, playgrounds without an auditorium are not included in the calculation of the area from the previous paragraph.
6. The maximum number of storeys is one storey, up to a maximum of 4.0 meters from the lowest elevation of the final landscaped terrain at the lowest point next to the building to the crown of the roof
7. The roofs can be flat or slanted, with a slope between 17° and 23°, which is covered with a Mediterranean roof or a pile of gutters.
8. The parcel must have access to a traffic surface with a minimum width of 3 meters, including the coastal promenade.
