For sale is a property consisting of 825 m2 of land, and a two-story building with a beautiful view of the sea, the bay and the town of Vinišće. The ground floor is used for living, while the upper floor is unfinished. The renovation project envisages a complete restoration of the entire building and raising the floor/attic.

A conceptual project for a spacious villa with a swimming pool and a summer kitchen was created. According to the project, there is a living room, dining room, kitchen, wardrobe and guest toilet on the ground floor. Next to the house is the swimming pool and summer kitchen. The associated pool machine room is an integral part of the tavern, which consists of two connected parts: 18.3 m2 with a height of 240 cm and 37.7 m2 with a height of 260 cm. The total area of ​​the tavern is 55 m2. In the same row, a 30 m3 storage shed is planned.

An internal staircase leads to the upper floor, which consists of three bedrooms (one of which is the master bedroom) and two bathrooms, and a balcony with an impressive view of the sea.

In the attic (part of which would be a flat roof) storage or work rooms and a large spacious terrace that can serve as a sun deck are planned.

The floor plan area of ​​the building would be 82 m2, and if the villa were built according to the conceptual design, it would ultimately have over 200 m2 of living space.

The house is connected to the electricity and telephone network and water supply. Sewerage in the whole place is not solved, however there is a septic tank easily accessible for emptying option.

The property is located in Vinišće next to the Marina near Trogir. There is an asphalted road to the place and the property. By car, the drive from Split takes about 50 minutes, from Trogir 25 minutes, while the Marina is about 10 minutes, only 6 km. It takes approximately 55 minutes by car from the A1 motorway exit to Vinisć, and 45 minutes from Prgomet. Vinišće is located in a deep bay (approx. 1500 m), with an average width of 300 m, which is known as a safe nautical oasis. The property is located in the middle of the bay and on the north side, which means that it is open to the south. The position of the field and the house is southwest/south. The distance from the house to the sea is about 120 m, where the asphalt road leads very gently downhill from the waterfront. There are no built-up buildings from the property to the sea, so there is an open view towards the sea in the south/southwest direction.

The place has a long promenade along the sea and beaches. The island of Drvenik Veliki with the famous Blue Lagoon, the islets of Krknjaši and a number of small beaches is just 3 km away from the bay by boat. Vinišće is also known as a great place for fishing.
