Croatia, Dalmatia coast, Split area, Podstrana - Land with a sea view

From this south-facing plot of 450 m², a panorama opens up over the city of Split, Marjan and the entire Split Channel. The land is in Strožanac, in a fully built-up neighborhood among family houses and small apartment buildings, and the whole plot lies within the building zone.

 

The plot is irregular in shape, with six boundary points and a perimeter of about 86 m, and its maximum dimensions are approximately 26 × 30 m. The longest side along the slope measures about 25 m. A rectangle of about 21.5 × 15 m (roughly 320 m²) fits within the plot, which is the upper limit of the footprint. The terrain descends toward the sea, at about 52 m above sea level, so a multi-level house with terraces facing the sea is a natural solution, and the entrance and garage can be placed on an upper or lower level, depending on the design.

 

As a rough calculation, using coefficients typical for residential zones (building coverage 0.30, floor-area ratio 0.90), it might be possible to build about 133 m² of footprint and about 400 m² of gross floor area. This is only an estimate. The exact conditions, number of floors and height are determined by the spatial plan of the Municipality of Podstrana.

 

An asphalt road runs right along the plot (3 m), the electricity grid is also 3 m away, and the water main is 20 m away, so connection is straightforward. The land is currently covered with pine trees and Mediterranean vegetation. The sea and Strožanac beach are about 500 m away. From this position, views of the sea, the Split Bay and the islands are possible, and you can see the marina and Strožanac beach, Žnjan, all of Split with Marjan, and the Mosor mountain in the background.

 

Strožanac is one of the most sought-after parts of the Podstrana riviera, with a beach, marina, restaurants and cafés a few minutes’ walk away, and Split is quickly reached by car. The plot is a good foundation for building a house for permanent living or as a holiday home, as well as for investing in apartments for rent.
