Tourist Resort Near Stari Trogir

The planned tourist resort will be located near Stari Trogir, outside the boundaries of the urban settlement, in an undeveloped area designated for hospitality purposes. The zone will include accommodation facilities such as hotels and villas, as well as accompanying amenities like swimming pools, restaurants, bars, spa and wellness centers, and other facilities. Access to the location is currently provided by a substandard road to the north, which will require reconstruction and widening to ensure proper connectivity for the resort.

Urban Development Plan (UDP)

• Area of the zone: 8.97 ha (7.52 ha owned by the investor).
• Purpose: Hospitality – hotels and villas.
• Maximum bed capacity: 700.
• Spatial-functional division:
  • 2 zones for hotels.
  • 7 zones for villas.
  • 2 zones for communal spaces.
  • 2 zones for sports and recreation.
  • 1 zone for the beach with moorings.

Planned Facilities and Infrastructure

Sports and Recreation (Zones R1 and R2)

• Integration of pedestrian paths, staircases, and sunbathing areas into the natural terrain.
• Open sports courts, swimming pools, sanitary facilities, showers, infrastructure buildings, and smaller hospitality facilities.

Beach (Zone R3)

• Located between the western and eastern boundaries of the plan.
• A coastal promenade separates the beach from the sports and recreation zone.
• Planned pedestrian paths, staircases, a ramp for persons with disabilities, showers, and changing cabins.
• A portion of the beach is designated for boat moorings.

Green Areas (Zone Z)

• Designed for environmental protection and stabilization of unstable terrains.
• Infrastructure, vehicular access to building plots, and pedestrian paths are planned in this zone.

Spatial Conditions and Landscaping

• At least 40% of the total area of each spatial unit must be allocated for landscaping (pedestrian streets, squares, resting areas, etc.).
• At least 10% of the total area must be designated for swimming pools, open sports courts, and similar facilities.
• A total of 50% of the area of each spatial unit will be dedicated to landscaping.
